The turn-of-the-century housing boom, America experienced at the beginning of the 21st century was more of an explosion for Anchorage and Alaska as a whole. During this time period, the country had an increase of 3% in owner-occupancy rates (i.e. the owner lives in the building), whereas Anchorage's owner occupancy rates increased to 11%! The reason for this expansion is quite probably the lower interest rates, increased wages, and multiple loan programs available to consumers. According to the 2000 Census report, the average single-family home costs $206,906, with most home owners moving into their homes from the year 1995 to 2000. The bulk of these structures were built between 1970 and 1990. Less than 2% of all homes were built after 1998.
